Cabo Corridor · Los Cabos

Cabo Real

Cabo Real is one of the largest and most geographically diverse master-planned communities on the Cabo Corridor, spanning 3,000 acres of Corridor terrain with more than three miles of Sea of Cortez coastline. Established as a resort-residential community in the early 1990s, it is now undergoing one of the most significant transformations on the Corridor: the addition of Cabo Real Surf Club, a private membership community anchored by North America's first private Endless Surf wave basin, scheduled to open in 2026. For buyers considering a Los Cabos community guide address that combines established infrastructure with meaningful upside, Cabo Real is one of the more compelling cases on the market.

Lifestyle

Cabo Real's existing lifestyle is organized around the Robert Trent Jones II championship golf course, more than three miles of beachfront, and a community commercial zone that provides day-to-day dining and services within the development. For the many residents in the established neighborhoods, the Corridor position and beach access have been the defining draws for decades. What is changing the community's identity is the Cabo Real Surf Club, which when it opens in 2026 will bring North America's first private Endless Surf wave basin to the property. The four-acre basin uses advanced pneumatic technology to generate customizable waves up to seven feet tall, with ride lengths of up to 25 seconds, suited to every skill level. The Surf Club adds a membership dimension to the community that has no equivalent elsewhere in Baja California Sur: a private setting where championship golf and a genuine surf experience share the same address.

Access & Setting

Cabo Real occupies a central position on the Cabo Corridor, situated approximately midway between Cabo San Lucas and San José del Cabo along the Transpeninsular Highway (Mex-1). The community's 3,000 acres spread across both sides of the highway, with the beachfront and ocean-facing neighborhoods on the Sea of Cortez side and the golf course and inland neighborhoods above. The internal road network connects the different areas of the community via a pedestrian tunnel under the highway that links the golf-side neighborhoods to the beach. Los Cabos International Airport is approximately 20 minutes by car, one of the better Corridor transfer times given the community's position. Gated access with 24-hour security is standard throughout the development. Both Cabo San Lucas and San José del Cabo are roughly equidistant, each around 20 minutes, making the central Corridor location genuinely convenient for residents traveling to either city.

Amenities & Buyer Fit

Cabo Real's amenity program spans the Robert Trent Jones II golf course, direct beachfront access across three-plus miles of Sea of Cortez shoreline, tennis, and a community commercial zone with dining and services. The incoming Cabo Real Surf Club adds the private Endless Surf wave basin, an enhanced private golf experience, a beach club, racquet sports courts, and hiking and biking trails, with membership tied to real estate ownership within the Surf Club. The community's residential landscape is among the most diverse on the Corridor. Casa del Mar is the most active segment by volume, a well-established neighborhood of beachfront and ocean-view condominiums and attached villas that has sustained consistent demand and strong rental performance across market cycles. Bugambilias is the primary golf-front single-family neighborhood, with custom homes positioned along the fairways. The newer Cabo Real Surf Club product includes custom estate lots, four- and five-bedroom villa homesites, boardwalk homesites designed by Sordo Madaleno directly on the wave basin, and Surf Casitas adjacent to the club core.
