Cliffside resort between two private coves with the Sea of Cortez beyond, Punta Ballena, Cabo Corridor, Los Cabos

Cabo Corridor · Los Cabos

Punta Ballena & Esperanza

Punta Ballena takes its name from the shape of its coastline, a curved promontory resembling a whale's tail where the Cabo Corridor meets the rocks and coves that define this particular stretch of the Sea of Cortez. The 17-acre community is home to Esperanza, an Auberge Resorts Collection property, Forbes Five-Star and one of the most intimately scaled luxury resorts in Los Cabos. The combination of a boutique hotel with deep hospitality roots and a private residential setting has made Punta Ballena one of the most distinctive addresses on the Corridor for buyers who prioritize resort service over resort scale.

Lifestyle

Esperanza's reputation rests on an Auberge Resorts approach to service that prioritizes intimacy over scale: casita-style rooms arranged across bowl-shaped hills that all orient toward the cliffs and coves below, six restaurants including clifftop dining with views of Land's End, four pools anchored by a dramatic two-tiered adults-only infinity pool, and The Spa at Esperanza with a program grounded in the natural materials of Baja California. The resort hosts a weekly artisan market where vendors from across the peninsula bring handmade jewelry, fine art, organic produce, and local craft, a community touchpoint that gives the property a genuine cultural dimension most resort communities don't attempt. For residential owners, the Auberge brand and its Forbes Five-Star service standards are the lifestyle infrastructure. The rhythm here is quieter and more personal than the larger resort-residential communities on the Corridor, oriented around the natural drama of the coastline, the coves, and the seasonal whale migrations the community is named for.

Access & Setting

Punta Ballena sits at kilometer 7 of the Transpeninsular Highway (Mex-1), on the Cabo Corridor approximately ten minutes from downtown Cabo San Lucas. The property occupies a rocky headland between two private coves, giving residences on the higher points sweeping views of the Sea of Cortez, the approaching coastline of Land's End, and seasonal whale activity in the waters below. The setting is visually distinct from the sandy beachfront communities further east on the Corridor. Los Cabos International Airport is approximately 35 to 40 minutes by car. The community is fully gated within the Punta Ballena security perimeter, and the Cabo San Lucas commercial zone with its marina, medical services, and city infrastructure is a short drive west. The Corridor's cluster of resort restaurants, beach clubs, and services is directly accessible from the KM 7 highway entrance.

Amenities & Buyer Fit

Esperanza's amenity program covers six restaurants, four pools, The Spa at Esperanza, fitness facilities, tennis courts, a putting green, and Auberge Adventures programming including whale watching, snorkeling, and sea-to-table culinary experiences. Two distinct ownership profiles coexist within Punta Ballena. Esperanza Private Residences are three- and four-bedroom villas of approximately 3,000 square feet, positioned at the highest point in the community with panoramic views of the Sea of Cortez and Land's End. Built to a hotel finish standard with granite, natural stone, marble, and wood, they offer the Auberge service culture in a fully private residential format. The MLS reflects 299 historical records for this product, all Type A condominiums. Punta Ballena Homes are custom single-family hacienda-style residences nestled in a private cove setting between Esperanza and the adjacent Hacienda Encantada, offering the most private addresses in the community.
