Quivira

Quivira Los Cabos is a 1,850-acre Pacific-facing master-planned community at the westernmost edge of Cabo San Lucas, where dramatic granite cliffs, crashing surf, and sweeping ocean panoramas define the setting in a way that no Sea of Cortez community can replicate. Like Diamante a few miles up the coast, Quivira belongs to the small category of major Los Cabos communities oriented toward the Pacific rather than the calmer Corridor side of the peninsula. The Jack Nicklaus Signature golf course, the St. Regis Residences, and a layered collection of residential neighborhoods spanning from entry-level condominiums to ultra-premium estate lots make Quivira the most diverse community on the Pacific coast of Los Cabos.

Lifestyle

The Quivira Golf Club, a Jack Nicklaus Signature design, occupies some of the most visually dramatic terrain of any course in Mexico. Holes play along and above Pacific cliffs, over natural arroyos, and through native desert, with the open ocean framing nearly every approach. The course has consistently ranked among the best in Mexico and Latin America and is widely considered one of Nicklaus' more compelling layouts in the region. The Pacific coastline here is active and scenic rather than swimmable, and the community's beach club provides the full amenity counterpart to the golf: lounging, dining, and ocean views from a setting that faces the open sea rather than the sheltered waters of the Corridor. Hiking and mountain biking trails extend through the rugged terrain above the development. For buyers drawn to the more dramatic, elemental side of the Baja Peninsula rather than the resort-corridor lifestyle, Quivira's Pacific position is a defining attraction.

Access & Setting

Quivira sits at the western edge of Cabo San Lucas, accessed via the Pacific coast road past Pedregal and the marina district. The development occupies granite headland terrain above the Pacific, with the community's internal roads and golf cart network distributing across elevations that range from near-sea-level beachfront positions to exposed ridgeline homesites with panoramic ocean views. The Pacific-facing setting means prevailing breezes and coastal energy that differ noticeably from the more sheltered Corridor and Sea of Cortez side. Downtown Cabo San Lucas is approximately 12 to 15 minutes by car, and Los Cabos International Airport is roughly 35 to 40 minutes away. The community is fully gated with 24-hour security. The proximity to Cabo San Lucas means the full range of city services, the marina, Medano Beach, and Pedregal's amenity cluster are all within easy reach.

Amenities & Buyer Fit

The amenity program at Quivira centers on the Jack Nicklaus Signature golf course, the Pacific beach club, multiple pools, racquet sports, and the full St. Regis hotel infrastructure available to branded residence owners. The resort hotel, restaurant, and spa operate to five-star standards and serve as the lifestyle anchor for the upper tier of the community. Residential product spans an unusually wide spectrum across five confirmed neighborhoods. Copala is the community's largest and most active segment by MLS volume, with 480 records spanning single-family homes, townhomes, and condominiums from entry-level to upper-mid market. Coronado is the custom single-family neighborhood at the top of the non-branded tier, with large Pacific-view estates. Alvar is a boutique condominium building designed by the same architect as the St. Regis, positioned adjacent to it with equivalent finish quality. Lienzo Charro represents the community's estate and large-lot product, with some of the largest recorded transactions in Quivira's history. St. Regis Residences are the branded hospitality ownership product at the absolute pinnacle of the address.
